What Is Roof Flashing, and Why Does It Matter?

After a hard Atlanta rain, a tiny opening beside a chimney can leave a brown mark on the ceiling two rooms away. At Georgia Unlimited Roofing & Building, we look closely at the places where a roof changes direction or meets another surface. Shingles handle most of the roof, but joints, vents, and walls need metal flashing to keep runoff moving. A failed seal can lead to damp wood and stained drywall. Repair bills can grow fast.

Flashing Directs Water Away From Vulnerable Roof Areas

At a chimney base, water can collect quickly when step flashing is loose or the overlap is wrong. We install shaped metal pieces that steer runoff away from roof joints and toward the drainage path. Each piece has to match the roof pitch, nearby materials, and the way water moves during a storm. During residential roofing work, we check these transitions carefully. Good shingles can still leak at edges and openings.

  • Chimneys: Step and counterflashing protect the joints where the chimney meets the surrounding roofing.
  • Pipe vents: Each plumbing opening gets a fitted boot, with the surrounding shingles set in the right order.
  • Skylights: Around the frame, layered flashing lets rain pass by instead of slipping underneath.
  • Roof valleys: Two slopes send a heavy volume of water into these channels, so the valley metal needs close attention.

What Are the Signs of Damaged Roof Flashing?

A dark ring near an exterior wall is often the first clue homeowners notice. Lifted metal edges, rust, split sealant, and missing flashing sections can let water travel beneath the roofing surface. We’ve traced attic moisture back to flashing moved by a strong wind or installed with too little overlap. Water can travel far.

  1. Interior clues: Peeling paint, a musty attic smell, and stains near outside walls can point to a leak.
  2. Exterior clues: Bent metal, exposed fasteners, open seams, or shingle edges that curl away from the flashing deserve a closer look.
  3. Drainage clues: Leaves and granules can trap water against valley metal after a storm, especially when more than an inch of rain falls in a day.

Our Inspections Catch Flashing Problems Before Leaks Spread

Since 2011, we’ve examined roofs with attention to the small parts that keep water out of the structure below. Our inspection work covers the roof surface, chimney intersections, vents, gutters, attic conditions, and visible signs of moisture. We note what we see and explain the work in plain English. Then you can weigh a targeted repair against broader roof work.

When water has damaged the materials around the flashing, we can rebuild those sections during a residential roof installation. The layers need to work together from the deck outward. Done correctly, they give rain a clear path off the house. No guesswork.

At Georgia Unlimited Roofing & Building, Atlanta, GA homeowners can get a clear look at a small flashing concern before it turns into interior damage. We inspect the trouble spots, show you what we find, and repair the areas that call for work. Call us at (678) 304-0933 or contact us to get started.
